Terms & Conditions

All bookings accepted by us are subject to the following terms and conditions:

1. Booking procedure and payment terms

(a) - You should complete the booking form and forward it with a Security Deposit cheque made payable to Rory O'Gorman for $250. This cheque is to be forwarded to our bank account in Orlando. Details will be given at the time of booking. Alternatively a credit card deposit in $ can be accepted subject to a $10 booking fee.

(b) - Any provisional booking will be held for seven days pending receipt of the signed booking form and deposit in respect of the accommodation. A booking will be considered firm when the deposit has been received and we have confirmed the booking in writing to the client.

(c) - The full rent is due 1 month before the date you arrive at the home. No reminder will be issued. Bookings made within 1 month of arrival are payable in full at the time of booking. The booking deposit will become the refundable security deposit. It will be returned within 1 month of vacating the property in good order.

2. Cancellation

(a) - You may cancel the holiday booked at any time after it has been confirmed. Cancellation must be in writing.

(b) - We reserve the right to cancel the holiday if payment has not been received in accordance with the conditions above.

(c) - The following cancellation charges will apply to all rentals cancelled in accordance with clauses 2a & 2b above.

(d) - More than 1 months prior to departure - loss of rental deposit.

(e) - Within 1 month - 100% of total rental.

3. Holiday Travel Insurance

(a) - WE STRONGLY RECOMMEND THAT YOU TAKE OUT HOLIDAY INSURANCE TO COVER UNFORESEEN CIRCUMSTANCES WHICH MAY NECESSITATE CANCELLATION OF YOUR HOLIDAY

4. Accommodation

(a) - The accommodation provided is only for the use of persons named by the client on the booking form - subletting, sharing or assigning are prohibited.

(b) - The property will be available to clients after 4.00p.m. Florida time on the day of arrival unless otherwise agreed. All accommodation must be vacated by 11.00a.m. Florida time on the day of departure. Vacating after 12.00am may be available at an additional charge

(c) - An adult must accompany persons under the age of 18.

(d) - As the owners we regret we cannot accept liability for injury, theft or damage to belongings, or yourselves, howsoever caused during your stay in our villa. It is your responsibility to ensure the home is secured at all times during your stay, and that all doors and windows to the property are locked when away from the villa.

(e) - The property has a swimming pool. The owners and management company do not accept liability for injury or death, howsoever caused, as a result of the use of the pool. Guests are specifically asked to supervise children at all times, as the pool is around six feet deep at the deepest end. Guests must also exercise care on wet surfaces.

(f) - A telephone is available at the home for any incoming, but not caller collect, calls plus free use for local and emergency (911) calls only.

(g) - The gas barbecue is included in the rental rate, however, it is your responsibility to ensure it is cleaned and that there is some gas left in the bottle. It will be checked after your departure and if found to be dirty or the gas bottle empty an appropriate charge for cleaning and refilling will be deducted from your security deposit. It costs about $10 to refill the gas bottle locally.

5. Complaints

(a) - In the unlikely event that you have any reason for complaint or dissatisfaction, you must contact the local Property Management Company caring for the property in Florida immediately so that remedial action may be taken. Details can be found in the villa.

6. Smoking

(a) - For the comfort and safety of our guests, smoking is not permitted anywhere in the home. If guests are found to have smoked inside the villa the deposit cheque will be forfeited.

7. Other Conditions

(a) - Animals and Pets are not permitted in the home. This condition is strictly enforced.

(b) - In the event of any of the following problems arising neither we nor our management company will be held liable for loss or delay occasioned by: Strikes, Riots, Political Unrest, Hostilities, War or Threat of War, Terrorist Activity, Industrial Disputes, Fire, Flood, Technical Weather problems to Transport, Aircraft Grounding, Closure of Airports or Ports, Weather conditions or any other event beyond our control.

(c) - Signature of the booking form constitutes acceptance of a contract on these terms subject to Irish Law and the exclusive jurisdiction of the Irish Courts.
